Property Description

The bespoke architect designed building has been designed to maximise energy efficiency, with carefully chosen materials throughout, that create a refined space that flows from room to room.

Internal woodwork, including the doors, stairs and the floors upstairs, has been completed by a local artisan to the highest quality from solid wood. The property features include an impressive double height reception hall and gallery landing. Seven new aluminium framed French doors were installed in 2019.

The semi open plan ground floor kitchen, dining area and sitting room are bordered on their east, south and west sides by six French doors, and throughout the year benefits from natural sunlight which contributes to the energy efficiency and warmth of the house, together with offering views over the surrounding countryside.

The beautiful garden comprises 2796 m3 of lawn, fruit trees and a productive vegetable garden. A graveled ‘Mediterranean garden’ is set off the south terrace, which is shaded in summer by a pergola. There is also a terrace off the west side of the house which offers unrestricted views of the sunset.

The property has a 4.6m x 1.2m acier above ground swimming pool. Unlike ‘in ground’ pools, above ground pools have minimal running costs and attract no higher property taxes.
The necessary electrics were installed when the house was built to supply a swimming pool – which can be heated via the ‘Split Inverter’.

This is a home that can be moved into immediately with absolutely no work required.

THE AREA

Bonnes is located half way (five minutes each way) between Aubeterre-sur–Dronne and St.Aulay both of which have popular artificial beaches on the river Dronne, with safe supervised swimming areas and kayak hire in the summer. St. Aulay has many independent shops, bars and restaurants, plus a Carrefour Supermarket and a Cinema. It also has a comprehensive modern medical centre.
Bonnes is also a fifteen minute drive from both Riberac and Chalais, with their range of local independent shops plus a selection of large supermarkets (Intermarché / Bricomarché, E Leclerc, Lidl etc). Both towns have a variety of bars and restaurants, and economies which are not dependent of the ‘tourist season’. They both hold large very popular weekly street markets throughout the year in which local producers sell their wares.
There are many walking, cycling and kayaking routes around the beautiful countryside accessible right from the house.

CLIMATE

Poitou-Charente benefits from 2,400 hours of sunshine a year and is the hottest and sunniest place of the whole Atlantic coast. It is second only to the Cote D’Azur in terms of the annual amount of sunshine it receives. The average July & August temperatures are over 25°C, and in January 10°C. (Source French-Property.com).
