Property Description
A detached stone Farmhouse divided into two family dwellings or 'holiday lets', PLUS over one and a half acres of land, of which about one third is 'constructible'.
This lovely house has been carefully restored by the present owners to a good standard and is currently occupied as a single family home. However, due to its unique design, it quite easily lends itself to being divided, either temporarily, or permanently, into two individual family dwellings or holiday homes, as shown on the drawings.
In its present form, the house is used in its entirety and access is maintained through doorways between rooms 6 & 4/5 passage, on the ground floor, between rooms 11 & 14 on the first floor. These two doorways would be closed off to achieve the division.
For the sake of clarity, we describe the property as having been divided into two separate parts: part A and part B.
Part A is accessed through the front door leading from the main driveway, up two steps into a homely reception room (1) with a wood-burner set in the corner chimney.
A short passageway, starting with one and a half steps, goes off to the left, a door on the left leading to a spacious bathroom (4), via a door on the left a small utility (3), and straight on to a large double bedroom (5).
Next to the passageway, a door leads into the kitchen (2).
From the opposite corner, a stairway leads up to a landing area with a study/office (15) and toilet/washroom (17) on the left and a mezzanine area (16) to the right.
A further short flight of stairs leads to a large family bedroom/bed-sitting room (14) having a french-window dormer with wide views over the garden and across the Creuse valley beyond.
Part B is accessed from the parking area, up three steps and entering through the 'back door' into the glazed veranda/conservatory (8).
The main door, up one step, leads from the veranda into a large reception room (6) with a wood-burning stove set in a traditional stone fireplace.
A half-glazed door at the opposite end of the room leads out into a small courtyard with steps down to the cellar (18).
Another half-glazed door on the left leads into the modern kitchen/diner (7), with breakfast bar and a built-in larder under the stairs.
The original hand-built oak staircase leads up to a small landing with two doors:
The door straight ahead opens into a good-sized double bedroom (10) with Velux roof window.
The door to the left leads into a single bedroom (9) with Velux window and, in turn, through a further door into a large family bedroom (11) with a large roof window and a low-level window.
Doors from the family bedroom lead to a family bathroom (12) and a walk-in wardrobe (13).
POINTS TO NOTE:
All ground floor rooms have ceramic tiled floors.
All living areas, except 8, 13, 15 & 16, have provision for winter supplementary heating by electric radiators.
Drainage is by modern septic tank.
A separate stone building houses the garage, garden store and wood-store with storage loft over, and there is parking space for several cars.
The property is set in 6,673 sqm. (just over one and a half acres) of land, of which about one sixth is laid to 'formal' garden, the rest being grassland, orchard, mixed woodland, a small vineyard and a good sized vegetable patch. A former sheep-shed (presently used to store garden tools and equipment) stands next to the vegetable plot.
The garden is mostly laid to lawn with a working well, a small pond, a shrubbery, flower borders, several mature trees - a tall sessile oak, a pollarded lime, an ornamental mulberry (perfect for summer shade) and a number of fruit trees including cherry, pear, and peaches. A lovely place to re-engage with nature!
The grounds are enclosed by trees and hedgerows inside a wire fence with two established access points.
About one third of the land lies within the 'constructible envelope' of the hamlet and is available as building land, offering scope for further development, subject to the usual planning permission.
