Property Description

This is a beautiful old farmhouse built in 1770, and is set in a large garden (3209 m2) the middle of the peaceful Brittany countryside with open views all around. The house has old oak beams and a log-burning stove in the living room as well as a sunny conservatory to take advantage of the south facing location. There are 4 comfortable bedrooms, two recently converted and the other 2 with original beams, parquet flooring and vaulted A frame ceiling, and 2 bathrooms, as well as the kitchen and a large living room with wood burner. If more space is needed a feature of the property is that there are 2 large workshops and a wood storage room which can easily be converted to extra accommodation/living rooms. A feature of the property is that I am converting a barn into a new Gite at one end wing, which has the 4th bedroom and visitors can use the downstairs kitchen and bathroom in the house, (closing off the rest of the house for privacy). This generates a useful extra income, via Air BnB.

The house is heated by a clever combination of night storage heater, electric radiators and log burning stove, so you really only need to light the stove later in the day as extra heat is needed in the wintertime. Plenty of wood from the trees growing on the property here.

There is a large garden (3,209 m2), approximately 1/2 hectare (1 acre) , with a big vegetable garden and orchard with mature fruit trees, including apples, pears, plums, cherry and walnut.There is a deep well with an electric pump located in one of the barns, so you can pump water for the garden for free. With the vegetables, fruit and eggs from the chickens I'm nearly self-sufficient in the summer time.

You can set off in any direction and have the most fantastic walks and cycle rides, along peaceful rural lanes and pathways with hardly any traffic, apart from the occasional car or tractor. Lovely rolling views over the landscape and beautiful fresh air. The house is located very close to a small lake with good fishing - called Etang de Chateau Tro, and 15 mins away in Ploermel there is a larger lake which is great for swimming and boating called Lac de Duc. If you want to go to the sea it's only 40 mins to Vanne and the Golf de Morbihan to the south, or 1 hour 15 mins to the rugged headlands and sandy coves on the northern coast of Brittany.

The local village in Guilliers has the most fantastic gourmet restaurant where you can get a 3-course gourmet meal for just 15 Euros and people come from miles around to eat here. There is a bakery, post office and small shop here, but for the big weekly shop it good to go to the large supermarkets in Mauron (10 mins) or Ploermel (15 mins) away. There is also an indoor swimming pool and 3 indoor tennis courts at the tennis club in Ploermel, and a beautiful golf course on the edge of the lake.

If you need community support there are lots of British people living in the locality plus a local Anglo/French conversation club that meets every 2 weeks in the sports hall, for tea & cakes, cards & knitting as well as the mixed English/French conversation.
