Formally built and run as a school it offers a glorious aspect of architecture so relevant and established of that era. As an edge of village gated property it is privately situated with an elevated garden offering wonderful views, and an above ground pool. Property itself offers period features with updated bathrooms, flooring, windows, electrics and plumbing. Previously run as a successful BnB and gite.
Location
Located in a picturesque village with amenities such as a shop, bakery and bar/restaurant only a 5 min walk. Out of the front gate access to all types of country walks in and around the local village and hamlets.
In winter you have access to the Lelioran Resort in the Massif Central just outside of Aurillac, which is a dedicated ski resort but just as fun in summer with loads of hikes and activities available. You have a handful of lakes, too, all within a 30 min drive. Not to mention the plethora of ancient abbeys and chateaus that scatter the countryside.
Access
Easy access to the town of Argentat, and cities of Brive, Aurillac and Tulle for shopping, weekly markets, Drs/hospitals etc. The A20 is approximately 45 mins away which can take you either north to Limoges and the airport (1hr40) or south towards Toulouse (2hr30). Brive airport is about an hour and Rodez is about 1hr15. There is a train station in Brive (for Paris and Toulouse), Tulle and Aurillac (which can get you to Clermont-Ferrand). Bordeaux is a very scenic 3 hr drive west which has an airport with access to many European destinations throughout the year, as does Toulouse.
Interior
As you enter the the property through its granite stone mullion frame and solid oak doorway, to your right a large country kitchen with plenty of storage, a gas range cooker, tiled floor, double Belfast style sink, tall windows and exposed oak beamed ceiling. Immediately off the kitchen you have small reception room, more commonly used as a snug and tv room with its own fireplace and wood burner. The main room on the ground floor is completely open plan providing you with a generous lounge and dining area. In the lounge part of this grand room you have a large original granite fireplace with wood burner that is on of the many standout features of the this home. This room has an elevated rear aspect which has a wonderful view of the surrounding countryside. This room, as with all others, has 10ft+ ceiling heights which offers that feeling of space and volume. The original solid oak spiral staircase takes you from the basement all the way up 2 floors. On the first floor you have 2 wonderful large bedrooms both ensuite (over 200sqft each) and both providing you with a toilet, bath/shower and sink. Views front and back are spectacular. Both sides of the hallway offer the same footprint and layout and are separated by a hallway which at the front offers you a guest WC with sink. The oak flooring and staircase continues to the attic offering you 2 further extensive rooms close to 500sqft each. On the left you enter to a very large and vaulted exposed ok beamed bedroom (could easily cater 4 double beds-ideal for kids/young adults) with a separate walk-in shower, WC and sink and a large linen closet. The vaulted room to your right of the staircase landing offers you the same footprint and is currently used as a storage area. It also houses a linen wardrobe and the main plumbing, 2 x 200l water tanks and the electrical panel.
Exterior
The outside of the property is laid out in a number of sections. Immediately in front of the main house and adjacent is the gite (built after WW2 as a school for the village). It has now been converted into an independent self-contained property offering 2 bedrooms, a large family bath/shower room, toilet and sink, a small utility area with laundry facility. As you enter the property through the main door this brings you in to an open plan kitchen-diner lounge area with a wood burner attached to an external chimney. Between the main house and the gite you have a covered parking area large enough for 3 cars with some storage. The ground in front of both properties is currently gravelled. In the far front part of the property you will discover a private lawned garden with views to the south and east towards the Massif Central range, also taking in the rolling hills and farmland immediately behind the village. The property also comes with its own are of woodland, approximately 800m2, which sits to the NE part of the main house. The woodland sits elevated with beautiful views across the valley. Behind and to the road side of the house you additional space either for more entertainment area or a vegetable garden. Directly in front of both house you have an extensive area that sits below the road level and offers an element of privacy with an above ground pool that is easily maintained and closed off for seasonal use.
