On the borders of the Ardèche and Gard departments in the South of France, this spacious house is set in its own grounds of approximately 3,000 m² (0.74 acres). The house is characterful and was built about a hundred years ago. It is in a quiet hamlet in an area which is popular with holiday makers. It is currently being used as a successful Bed and Breakfast business. In addition to the B & B bedrooms, which are accessed independently from the owners’ living accommodation, there is a large terrace area, an in-ground, non-chlorine pool in an idyllic setting, a small orchard and mature gardens. There is plenty of car parking.





The house has plenty of charm and is both spacious and comfortable. There are six bedrooms, five of which can be accessed without compromising the privacy of the owners’ suite of rooms. This has some generously proportioned rooms and consists of a sitting room, a bright kitchen/diner, a study, good-sized bedroom and a bathroom. It is currently heated by a very effective wood granule fire.





Of the remaining five bedrooms, the first, with en suite shower and WC, accessible from the communal terrace. Into the main house two further double bedrooms with shared shower and WC (currently used as a family suite for the B&B). Beyond is a dining area with gas fire place. On the top floor are two further double bedrooms, with shared shower and WC (currently used as a family suite for the B&B). All have independent access from the owners accommodation.





Behind the house is a good sized patio area, with covered terrace, and mature garden, all of which is fenced. There are steps leading up to the pretty landscaped salt swimming pool, with pool-house and patio area. At the side is a lovely orchard with fruit trees and olive trees.





The property is part of a small hamlet of the village St-Paul-le-Jeune, a typical Southern French country village with stone houses, an outdoor market and good amenities. The village is situated between the two market towns of Les Vans and St Ambroix, an ideal base from which to explore the wonders of Southern France. The famous La Cocalière cave, and Pont d’Arc are within 30 minutes’ drive and the historical towns of Nîmes, Arles and Avignon are within easy reach. There are plenty of outdoor activities available locally such as hiking, mountain biking, kayaking and paragliding. And then there’s the pool!





The nearest international airport, about 90 minutes’ drive, is at Nîmes which has budget flights to the UK. The nearest rail stations are at Alès, Nîmes and Montelimar.
