At the eastern end of the property a secondary entrance with a small garden, a garage (5m x 3.1m) and the entrance to the gite with kitchen / sitting room (5m x 6.5m), corridor (5.4m x 1m), bedroom 1 (3.9m x 4.9m) with storage space behind the original cow byres.  Bedroom 2 (3.9m x 3.4m), a bathroom (2.4m x 3m) with bath, basin and WC.  There is a small laundry room for washing machine and dryer and the electric 200 litre water heater.





Between the gite and the house there is another barn (60m2) which houses the central heating boiler and the electric 200l water heater for the main house.





Location:


Situated in the extreme west of the Dordogne, Léparon is a tiny hamlet of 14 houses, deep in the lush countryside and on the edge of the vast forest of the Double.





The house, south facing, is just off a quiet country road and a short entrance drive leads to a secluded courtyard behind the house, offering parking space for a numb er of cars.  





Access is good for all amenities; Bordeaux and Bergerac with their international airports are both within 1.5hours and regular flights to the UK take 75mins.  Shops are nearby, La Roche Chalais at 5km, St Aulaye 9km, the market towns of Ribérac and Chalais are close by and the Atlantic coast is about 100km.  Sporting facilities are available with canoeing, tennis and horse riding locally, skiing in the Pyrenees or the Massif Central 4hrs away.  The area has a large number of historic towns, villages and chateaux and of course the great wines of the Bordeaux area are in the proximity.
