Property Description

Built in 1789, this spacious stone house, with its own stream and substantial outbuildings must have been built for a significant family. The new owner could be someone looking for a large,  comfortable home or perhaps a person with an eye to generating income from their investment.

Plessala is a 5 minute drive from the property.  It’s a small village but good enough for topping up a bigger shop. Loudeac is 15 minutes from the house and is the nearest town.  Market day is on a Thursday when it takes on a particularly vibrant atmosphere, with local cider, cheeses and traditional Breton crêpes all for sale.  It is set amongst pretty countryside and is a good base for enjoying the attractions of the region.

The accommodation is arranged over a number of floors, which all adds to its intrigue.  The kitchen (21m2) and one of the two reception rooms (44m2) is at “garden level”.   This sitting room has fully exposed stone walls, a wood-burning stove, tiled floor and beamed ceiling.  It is spacious enough for comfortable seating around the fireplace and is also used as a dining room.  In this room is a stone which accurately dates the house to 1789.

On the upper ground floor there is a wide and airy entrance hall, an unusual Juliet balcony which overlooks the garden, 2 double bedrooms and bath/shower room.

A wooden staircase leads up to a spacious landing.  If one wanted to use all the bedrooms for other purposes, this would be ideal as a study/office area.  On this level there are two further double bedrooms (each 17m2).  The jewel in the crown of this property is the second reception room (44m2).  It is flooded with light, has glorious views over the grounds, a ceiling reaching to the “A” frames, built-in bookcases and a wood-burning stove.  The stone walls are exposed and the ceiling beamed.

To complete the picture there is a mezzanine floor.  This could be converted into a self-contained unit.  It currently comprises a bedroom/office of 16m2, a bathroom (13m2) and a store/laundry room.  It wouldn’t be a major job to convert the store into a simple kitchen and let it as a Breton bolt hole!

Private, but not isolated, the mature grounds which extend to about 2 acres offer lots of places to chill out and relax.  There is a stream and a small lake, which has been allowed to dry out but could be refilled.  It is a calm and peaceful spot.  A second property is included in the sale.  It appears to have sound walls and roof and might be used as an artist’s studio or craft workshop.  The more ambitious could possibly convert it into a holiday rental.  There is a large gravelled area for car parking, garage, barn and boiler room.

The cross Channel ferry port of St.Malo is about an hour away, and the stunning medieval town of Dinan just 45 minutes.  The restaurants and shops here are really worth a visit, with cobbled streets leading down the charming port area.  In the other direction is the artificial Lac de Guerledan.  12 kilometres long, it is a popular spot for boating, canoeing, paddle boarding and a real paradise for ramblers and nature lovers.  The lake was drained a couple of years ago and re-stocked, so if fishing is your interest just pick up a permit from the mayor’s office and get going!  Golfers will find a number of good courses in the neighbourhood and the gently countryside is perfect for cycling and horse riding.
