Property Description
Situated in the Perche National Park, this beautiful 3-bed cottage with 1-bed independent guest house has a stunning garden and plenty of woodland & walking trails to explore from the doorstep. Whilst neighbours are at a discreet distance, the house is not isolated and there are 2 villages nearby and 2 larger towns 15mins away, one with good rail access to Paris.
Originally built sometime around 1860 with locally-sourced pale stone and tiles, the style of the house is characteristic of the Perche region. A small, winding road leads through the forest from the town of Beaumont-les-Autels to the hamlet where this property is situated. Once through the gated entrance, the stone-lined driveway leads through the garden, past the gite and on down to the main house.
The house has 140m2 habitable space. The rooms on the first floor are built into the eaves of the building and consequently feature the beautiful beams. Here’s the lay out:
Ground Floor (all rooms are south facing):
Entrance hall
Sitting room with stone fireplace, wood-burning stove and french doors opening to the garden
Ground floor bedroom with parquet flooring
Ground floor bathroom & WC
Dining room with terracotta tiles
Kitchen with french door opening onto the garden
Boiler room
First Floor:
Landing
Hallway area, currently used as a home-office
Bedroom two with two windows
Bedroom three with dormer window
Guest House:
Situated in the garden, separate from the main house
Ground Floor:
Open plan living space & kitchen with french windows to the garden
First Floor:
Bedroom with south-facing window
Shower room
WC
Garage:
The guest house is adjoined by a garage that has an an upstairs room with a dormer window that is accessed via a spiral staircase.
Garden:
The garden is simply magical. Enclosed by tall hedges and with woodland and fields on either side, the 1.25acre plot includes a wildflower meadow, rose gardens, and lawned area, all planted with mature trees and shrubs. Outbuildings include a single garage (that is currently mainly used for garden equipment storage) and a wood store.
Location:
The Perche National Park is situated to the south-west of Paris and the area with it’s miles and miles of beautiful countryside to explore brings all the benefits of its’ rural location, coupled with excellent road and rail access both from Paris and the northern ferry ports. The A11 offers great links to both Paris and coast.
The nearby village of Beaumont-les-Autels is very pretty and is where you may like to head to for the morning baguette run, to stock up on fruit and veg or meat from the butcher, and perhaps to take a rest in the local bar or restaurants.
Nogent-le-Rotrou is a 15min drive and is a well equipped town with a good range of shops, amenities and services. 15mins in the other direction is Brou, another good centre for shops and amenities and here there is also a leisure lake with a sailing club. There are also 2 18 hole golf courses, each around 10mins from the property. You can practise your swing at either the golf Du Perche and Bour Golf.
