Property Description
This detached 2-bed stone house definitely has a great sense of grandeur. The symmetrical frontage and large french windows match perfectly the fantastic flagstone floors and large fireplace inside. The long gravel drive leads up through the 0.75 acre garden that surrounds the house. Just a short drive from a lovely market town and 25mins from the beach, it’s a perfect spot for exploring the area.
The house was first renovated in 2001/2 when works included the rewiring, new plumbing and electric heating, installation of new kitchen and bathroom, shutters and woodburner. The hotter cylinder and shower were fitted in 2019/20. The house would probably benefit now from some modernisation, but it is a perfectly comfortable home and potentially an ideal project for someone looking to put their own stamp on a property with lots of character features to work with.
There’s a total of 92m2 habitable space. Here’s the layout:
Ground floor
Sitting room - 5.7 x 5.47m2 - Tiled floor, exposed stone wall, granite fireplace with wood-burning stove, exposed beams and french doors leading to the garden.
Kitchen - 5.48 x 2.78m2 - Tiled floor. Front facing window, ceramic sinks. Space for free standing cooker, fridge/freezer & kitchen table (please note those currently in place are not included in the sale)
First floor
Landing area
Bedroom 1 - 5.61 x 3.22m2 - Front and rear facing windows. Wood flooring and closed fireplace
Bedroom 2 - 4.1 x 3.11m2 - Front facing window
Shower room - 3.1 x 1.3m2 - Large shows cubicle, basin & WC
Store room / study - 2.44 x 1.7m - Front facing window (with signs of damp). Hatch to loft
The house has mains water and electricity connection. There is a telephone line to the property, but it is not currently in use but there is broadband internet connection. Heating is provided by the wood-burner and electric convector heaters. The windows on the first floor are double glazed and drainage is to a septic tank
Outside
The garden covers just over 3/4 of an acre, predominantly laid to lawn with some mature trees and shubs. It could either remain a low maintenance lawn, or it could be seen as a blank canvas for a green-fingered enthusiast. There is a block built garage with corrugated iron roof at the rear of the property.
Location
The house is in a pretty rural hamlet, entirely surrounded by its’ own garden and with views down the valley. Villedieu-les-Poêles is a short drive away. A pretty town with an indoor swimming pool and a fantastic local produce market on Tuesday mornings. The beach at Granville is 25mins due west and Mont St Michel, Bayeux and Arranges are all well within an hour’s drive. The Normandy landing beaches, Dinan and Rennes are a little further away, but easily accessible for a day trip. The ferry port at Caen is just an hour away, and Cherbourg is a 90min drive.
