Property Description

Well-Designed Italian Style Two-Bedroom House, with Lovely Views, Natural Mediterranean Garden, Swimming Pool, Huge Garage, and Separate Gite, Near St Ambroix…Possibility of Using the Garage and Workshop Space for a Small Entreprise

This 1950s stone house was designed to reflect italian style. It has a wide, sunny and welcoming front terrace, 55m2, with a beautiful view up to the local castle of Montalet. It has a spacious lounge, fully equipped kitchen, library/office, two bedrooms (one en suite). Underneath the house is a huge garage, 4m high...big enough for a camper van, and three cars! . There is also the possibility of using the garage and workshop space for a small entreprise. There is a beautiful garden behind the house, which is planted with Mediterranean plants, so always looks natural, and needs little upkeep. There are flat areas, terraces, small wooded areas, and the pool ...so you have a wide choice of where to sit and relax. There are no immediate neighbours.
In addition, just next door, is a detached stone cottage which can be used as a gite, or for friends, or renting out for AirBnB.There is a kitchen/sitting room/bedroom, and a bathroom with WC. Outside there is a separate garden and courtyard.
There is a small grocery shop within walking distance, a restaurant, and a service station.
It is just two kilometres from the medieval market town of St Ambroix, which has primary and secondary schools, three supermarkets, and lots of individual food shops. There is a very large lively weekly market, and the town hold many festivals and antique fairs. There is a weekly "vide greniers" every Saturday in the main square. It is just 20 minutes from the beautifully renovated village of Barjac, which also holds markets and a very famous antique fair.
In this region swimming is popular in isolated and magical surrounding rivers, and other outdoor activities include canoeing, horse-riding, kayaking, cycling and mountain climbing. There are famous caves including the Caverne Pont d'Arc, with its cave paintings, recently opened to the public. The Ardèche Gorges are very close by, and are not to be missed. You can swim in the rivers, go to water parks, visit lovely old walled towns, have a coffee in the sunshine or go wine tasting at one of the many vineyards.
There are many fascinating cities to visit, including Nîmes, Avignon, Anduze, Alès, Uzès, Montpellier and Marseille, and the Mediterranean coast is also within reach at 120kms at Grau-du-Roi, Sainte Marie de la Mer and the Camargue. Conveniently situated for connections to airports at Nimes (60km), Avignon (70km) and Montpellier (80kms)
