Property Description

This spacious, renovated farmhouse could easily be set up to operate as a Bed & Breakfast or, with the closure of one internal door, divided to create two self-contained dwellings allowing part to be operated as a gîte. It sits amidst rolling pasture land on the edge of a small village and comes complete with a large barn and a swimming pool.
The property straddles a quiet country lane with very little passing traffic. The house and swimming pool sit on one side, within a fully enclosed garden with a range of fruit trees, whilst the barn sits on the other side along with further section of garden.
The house faces south west and has oil fired central heating and part double glazing. It is entered via a welcoming entrance hall that runs the full depth of the house with a rear door leading out to the pool area. There are two useful storage cupboards in the hall along with a shower room with a w.c..
By closing an internal door, the section to the left of the entrance hall could be separated from the rest of the house to create a self contained gîte. There is a spacious living room which has a seating area focussed around a stone fireplace with a wood burning stove, a dining area and a fitted corner kitchen. This room has its own external door and has some wonderful original features including an old stone sink.
A staircase leads to a spacious bedroom and a luxurious bathroom that offers a free standing bath, a shower cubicle, twin wash basins and a range of fitted wardrobes.
To the right of the entrance hall, is a lounge & dining room which has a beautiful and substantial wooden beam running across the ceiling and a staircase rising to the first floor.
Adjacent to this room is the kitchen which is equipped with a walk in larder, a range cooker set beneath an extractor hood and an extensive range of kitchen storage units and work surfaces. There is also plumbing for a dishwasher and a washing machine. An external door leads directly onto a sunny patio.
Both the bedrooms on the first floor of this part of the house are equipped with ensuite shower rooms and one also has a small seating area and a built in wardrobe. This latter bedroom has previously been let out on a bed and breakfast basis.
The garden area around the house covers around ¾ of an acre and is fully enclosed. The salt water swimming pool is not overlooked and has a small wooden chalet that houses the pool equipment and provides storage for garden furniture. The garden is primarily laid to grass and has a wide range of fruit trees including cherry, apple, pear, quince and damson.
The vast stone barn measures 17 metres by 15 metres and is in very good condition. It has an electric supply and offers a workshop space, covered parking for a number of vehicles and copious storage capacity.
Only 4km distant along a quiet country lane is a pretty little town which has a supermarket, boulangerie, butcher, pharmacy, bars, cafés and restaurants. The property is ideally located to cater for guests visiting the attractive Perigord Vert region of Dordogne with the beautiful medieval town of Brantôme just 20 minutes away. It is mid way between the airports at Bergerac and Limoges, both around 1 hour and 20 minutes drive, whilst the high speed TGV rail network can be accessed in Angouleme which is only 40 minutes away.
