Property Description
This pretty ensemble of stone buildings offers three self-contained cottages, a large barn, a workshop and south west facing gardens. The property has been thoroughly modernized in recent years including the installation of a wood pellet burning stove that also heats a number of radiators.
Set in a quiet hamlet with very little passing traffic, the property is located within the beautiful, verdant countryside of the Parc Naturel Périgord-Limousin.
The three cottages all have interconnecting doors which enables the accommodation to be used in a very flexible way, simply by locking or opening the doors. There is evident potential to further extend the living accommodation by developing (subject to obtaining the correct permissions) the large stone barn which is attached to the primary dwelling.
On the ground floor of the primary dwelling is a lounge (within which the recently installed wood pellet burner sits within an old stone fireplace) and a kitchen/dining room with built in electric oven and gas hob. An external door from the kitchen leads out onto a sunny balcony in the rear garden. There is also a bedroom on the ground floor with its own shower and w.c. plus its own access door into the garden.
There is a large master bedroom on the first floor along with a well-appointed bathroom with a shower over the bath, washbasin and w.c..
The other two cottages are similarly equipped with open plan living rooms with fitted kitchens and wood burning stoves. One has a ground floor bedroom with a wet room style ensuite shower room whilst the other has a bedroom and bathroom on the first floor along with a separate dressing room.
The attached barn measures 13 metres by 8.5 metres and has a concrete floor and electrical sockets. There is another stone building that is used as a workshop, again with an electrical supply. There is also a covered dining terrace in the courtyard to the front of the house.
The private gardens of over half an acre sit to the south and west of the buildings and are comprised of sweeping lawns with a range of mature shrubs and fruit trees, all bordered by woodland.
Whilst rurally located, there is a local convenience store and bar/restaurant just 3km away and there are two larger villages within 10 minutes’ drive offering supermarkets, bakers, banks, doctors and pharmacies. The centre of the city of Limoges can be reached in under an hour whilst Limoges airport is only 45 minutes away.
