We can sincerely say that we have adored our time living here over the past 6 years. However, we have been incredibly fortunate to have been blessed with 2 beautiful grandchildren recently, which has led us to the decision of returning to the UK and dedicating more time to them.

The location of the property has been absolutely ideal for us. It is peaceful and serene, with no bothersome road noise, and we have been lucky to have kind and friendly neighbors. They are close enough to walk to, yet far enough away that we don't hear any noise or feel overlooked. The town of St Yrieix is also flourishing, with all the necessary amenities readily available. The cottage attracts respectful tourists who are seeking a tranquil and rejuvenating getaway, and the income it generates is an added bonus.

Right outside the gates of the property, there are numerous captivating walks and cycling routes to explore. Additionally, just 3km away, Lake Rouffiac offers opportunities for water sports and even more walking and cycling routes.

For the new owner, if desired, we would be more than happy to spend time assisting you in getting acquainted with the property. We are located in the tiny commune of La Haute Rebière that consists of just 8 properties, 2 of which detailed here. Surrounded on all sides by farmland owned by an extremely friendly pair of farmers from whom we purchase our supply of oak logs every Autumn.

The properties are accessed via a well maintained single track road used mainly for farm traffic.

There is train station in St Yrieix direct to Limoges and onward to Paris. Also we have a train station in Thiviers (25 minutes drive) with a reliable service to Bordeaux via Perigueux and St Emilion.

1 hour drive north to Limoges Airport and 1 hour drive south to Brive Airport with regular flights to London Stansted, Manchester, Lyon and Paris. Seasonally, flights run to Bristol, East Midlands and Morocco.

Interior
All rooms in both the main house and cottage are in excellent condition throughout. The main house has a fully fitted new kitchen, double Belfast sink and range cooker.

The cottage has a smaller, yet functional fitted kitchen and comes complete with all fixtures and fittings, furniture, kitchen appliances (cooker, microwave, kettle, toaster, coffee machine, dishwasher, washing machine, fridge freezer). These are included within the price and so not subject to notaries fees.

Underneath the cottage there is a large cellar with restricted headroom, previously used for wine storage.

Exterior
There are expansive lawns with numerous fruit trees including pear, fig, cherry, nectarine and hazelnut. Several flower beds in addition to a sizeable vegetable patch and herb garden.

You and visitors alike can enjoy the breathtaking scenery of the Dordogne countryside from the fully enclosed 10m x 5m in-ground chlorine pool.

Outside we have a large wood shed, pool house, mower shed, garage, summer house and potting shed as well as a functioning well with pump.

At the back of the main property there is a spacious terrace that was built in 2022 and stretches along the entire length of the house. The last 4 meters of the terrace are covered, providing shaded dining and a nice area to relax, The garden provides stunning panoramic views of the Dordogne countryside from every angle. Each property has its own septic tank that fully complies with regulations, and there is a single drain away system.

Additional Details
Both properties are connected to a gas tank (Antargaz) that requires an annual expense of c€1400 to provide heating for both properties and hot water for the cottage. The main house, on the other hand, has a 'smart' electric water heater to heat its water supply.

The annual cost for electricity amounts to €1800, while water costs €360 per year. In 2023, the tax fonciere was €1921, and the charge for refuge in 2024 is €258.99.

Revenue Generation
We currently rent out the cottage exclusively through Airbnb. A link can be provided upon request. Typically, we take bookings for only 8 weeks annually or until we reach €10,000 in earnings. For 2023, we can share rental figures indicating an income of c€9,500, and for 2024, we already have 5 bookings totalling 7 weeks, reaching the €10,000 mark.

In 2022, we completely renovated the cottage and decided not to welcome tourists.
